Urban Planning & Concept

The design is based, among other things, on three fundamental design-effective parameters with the aim of an independent building volume that does justice to the corner situation:

·         The spatial Arrangement is based on the urban planning conditions. The building mass is divided into two structures and graded towards the south-east. The highest point of the building is on the corner of Amraser-See-Straße and Amraser Straße. The southern structure takes up the building alignment and heights of the adjoining new building. Jumps and different incisions differentiate the building structure and prevent a flat, monolithic external effect.

·         The cross-floor Green Space Concept includes generous open spaces on various levels that are available to all residents. Despite the narrow construction area, a green strip with trees and bushes surrounds the building and creates a natural buffer zone between the street space / neighboring property and the new building

·         Multi-layered structured Facade Design, which formulates both creative as well as room climate and acoustic qualities. Along the noisy street sides, the building is defined by a closed facade area with alternating openings, in the areas facing away the facade articulation changes into an open, multi-layered, three-dimensional relief.

Structure, Exposure & Views

When orienting the buildings and apartments, care was taken to reduce the north orientation to a minimum and at the same time to protect the inner courtyard from noise pollution. The division of the volume creates two facade areas in the south / west. The northern structure is staggered along the intersection. To the east, the façade surface slopes from the 3rd floor in accordance with the TBO distance. The southern structure is terraced in favor of the volume behind it. In the area of the opposite structures, the apartments are also given a lateral, vertical orientation of the window areas to improve the lighting and views.

Green Areas & Terraces

A green strip along the entrance area extends south into the property. The outside ground floor areas such as co-working and library will have a vegetation zone in front of them. Following the natural topography, the property descends by approx. 50 cm to the east. The result is a slightly deeper, protected terrace area, which increases the room height inside the canteen. The green areas continue on the terrace areas and are accessible to the residents. Urban green zones are being created on different levels.

Facade & Materiality

The facade is made up of two visually different yet coherent systems:

A closed metal facade made of galvanized sheet metal protects the residents of the street-side apartments from emissions. Narrow window openings with additional closable shutters and controlled living space ventilation are intended to improve noise protection. The wall structure made of solid wooden elements, chosen from an ecological point of view, comes to light in the openings.

On the inside, the facade becomes three-dimensional and makes the wooden surface more visible. Milling in the wood can also improve sound absorption. Upstream perforated sliding elements create individual configurations.

Color- and Furniture Concept

In order to guarantee a high number of apartments, the standard 1 and 2 room modules were created as small but multi-layered mirco apartments. Storage spaces and areas of furniture are layered vertically and horizontally in order to create as many possible uses as possible.

Colored inlays create a change from the wooden surfaces and, through their differentiation, make the rooms appear multi-layered like those of their users. To save space, sanitary rooms were provided with an outside washbasin, which is also part of the mini kitchen.

Room Modules

All modules are stacked one floor at a time. In addition to the 1 and 2 room modules, the access corridors are allocated to the apartments at the edge areas, creating larger, connected shared apartments. These are intended for students who want to use the apartments for a longer period of time and allow personal, individual facilities. For Erasmus students, weekend returnees or people with a temporary stay, the fully furnished 1 - 2 room apartments offer an uncomplicated solution.
